Hunt Investments LLC

Hunt Investments, LLC has been an active real estate investor and developer in Richmond since the early 1980’s. At present, the principals own approximately 1,265 units and have more than 514 units under development. These properties include historic restorations, affordable communities and new construction. Hunt Investments, LLC are experienced developers and investors, and have assembled a knowledgeable team. 5th thru 27th West Broad Street

The West Broad Street project has been the subject of several local newspaper articles. The development on West Broad Street was a $15 million dollar adaptive reuse project which included 104 market rate residential apartments and five retail spaces on Broad street. Like the American Heritage building, it was nominated for national recognition as a historic adaptive reuse development.




 
American Heritage Building

The American Heritage Building was the first Richmond skyscraper built in 1904. Renovated this 10 story building into 57 luxury residential units and 18 retail and office units. The company won a national award in 2004 for this project from the National Housing and Rehabilitation Association and was a finalist for the ACORN Golden Hammer award in the same year .




 
1400 Block of West Marshall

Hunt Investments LLC and its partnerships developed the entire block (behind the new VCU Parking Deck). The first phase was renovating the old Eagle Mill Paper Company building turning it into 45 residential units. Phase Two included a $5 million adaptive rehab project taking a historic clothing manufacturing facility and converting it into 40 upscale apartments. The third and final phase consisted of 30 condominiums and a two-level 130 car parking deck. Initially there was a great deal of neighborhood opposition to this project. Hunt Investments was able to obtain a Special Use Permit by working with the City of Richmond and the Carver Civic Association to obtain the Special Use Permit necessary to undertake this development.







 
1309 West Broad Street

Located across from the Siegel Center at VCU the historic Iron House and Art Market retail properties were converted into 35 apartments, 58 condominiums, and six retail units with indoor parking.




 
Trolley Lofts

Completing the adaptive reuse of the historic City of Richmond Trolley Car repair facility in the thriving Old Manchester Historic District. The Lofts At Trolley Station consist of 47 unique loft style luxury apartment homes. Most of the apartments homes are two story loft units with views of the city sky line.




 
Ram Cat Alley Apartments

Ram Cat is a historic property that was once was a garage for milk trucks from the nearby dairy and lore has it that the building was very popular with the neighborhood cats. The building consists of 62 one and two bedroom units located in the heart of midtown Richmond. Ram Cat Alley is home to many VCU Students and young professionals in Richmond.




 
Raven Place Apartments

Located in Shockoe Bottom this 64 unit Historic rehabilitation was completed in 2009. Raven Place has a large Retail and Office component with underground parking for 18 cars. Raven Place Apartments are primarily for VCU graduate students as well as professionals.




 
Village South Town Houses

Village South Apartments offer 121 moderately priced apartment homes in South Richmond. Utilized Low Income Housing Tax Credits (LIHTC) to rehab an existing complex built in 1947, it was recognized as the Affordable Community of the Year in 2002 by Virginia Business, won the Outstanding Community Development award by CAHEC, a non-profit tax credit equity investor.




 
South Gate Apartments

South Gate is 112 units of moderately priced housing and was an existing apartment community that was completely renovated. Renovations at a cost of approximately $4.5 million dollars and was financed using 4% tax exempt bonds and LIHTC equity.




 
Dunlop Street Apartments

The Dunlop Street Apartments is a 34 unit adaptive re-use apartment community currently under construction with a scheduled completion for January 2011. This property is being co-developed with the Franklin Development Group.




 
Brown and Williamson

Brown and Williamson Tobacco facility in Petersburg, Va. is a three phase project to convert an old tobacco manufacturing and warehouse complex into upscale logt apartment homes, retail and office. A partnership of Franklin Development Group will complete the project with the first phase totaling 147 apartment units targeted to the Fort Lee Military and Rolls Royce aerospace production communities. The project is financed and is currently under construction with expected completion February, 2011.




 
PROJECTS UNDER DEVELOPMENT




 
Cedar Street Apartments

The project proposes 237 new units in the Historic Church Hill area of Richmond which was part of a larger project. The proposed project includes constructing a high rise apartment and condominium community, overlooking the city skyline.




 
700 Centre

Located in the heart of Richmond’s Central Business District and walking distance from the State Capital, the 700 Centre Project is a historic adaptive re-use with 138 apartments and over 60K sq ft of office and retail space. Property also comes with a 350 car parking deck that is well located to the courts which are two blocks away

 
5 West Marshall

An old manufacturing facility located in the Historic Jackson Ward neighborhood, this 11 unit property will be well located and help revive some of the last commercial buildings in the area. Construction should begin July 2011.


 
The Corley Buildings

With the Arts District being expanded recently by the Mayor, these buildings at 214 E Grace and 213 E Broad are very well located and will help redevelop the area into a thriving mixed use corridor. The development will include 19 market rate apartments , 2 Live/Work lofts, and 3 retail locations. Construction should be completed by July 2012.
