HISTORY

Genesis Properties, Inc. opened its doors in 1977 as a real estate sales firm.  That part of the company was sold in 1985 so that Ron Hunt, broker/owner, could begin investing in real estate.

For approximately eleven (11) years the company purchased over 500 single family homes with most of them needing major renovations.  Many of the properties were sold but several hundred were kept for investment.

In 1997 Genesis Properties, Inc made a commitment to purchase old run down existing apartment communities to renovate using Low Income Housing Tax Credits (LIHTC).  It also began purchasing old abandoned warehouses for adaptive re-use converting the buildings into luxury and upscale apartments using state and federal historic tax credits.  Over 1,500 apartments have been renovated.

Genesis manages over 100 single family homes,  24 retail and office facilities as well as over 1,000 apartment units in the Richmond area.  It currently employs 52 employees.

Genesis takes pride in serving all residents so that each has a positive experience while occupying one of the apartments it manages.  We provide the following in all our communities:

1.       Twenty (24) hour emergency maintenance service

2.       Professionally trained and experienced personnel

3.       Maintenance email address to order a work request

4.       Daily pickup of grounds and common areas

5.       Guarantee a clean fully functional ready to move in apartment that has been completely checked out by one of our certified maintenance technicians.

6.       Every service request will be responded to within 72 hours by a qualified trained technician.

7.       Monthly pest control service for each apartment community.

8.       Additional support staff for any community in emergencies.

9.       Each apartment community is serviced by a professional landscape company to make sure each facility has excellent curb appeal.

10.   Each apartment community has certified heating and air, plumbing and electrical technicians to serve our residents.

11.   Security is upmost importance.  All downtown properties have limited monitored access to the building and most have individual monitored alarm systems in each unit.  At communities with more than one building have the Richmond Sheriff Office patrolling every night and almost every apartment has individual monitored alarm systems.  Genesis takes security seriously.  We want all our residents to feel safe and secure.
